The Woodlands TX

Trey Halberdier, President of HALBERDIER Real Estate, closed on 15 more acres near the multibillion dollar Exxon corporate campus and has set the groundbreaking for its newest development, the GRAND Hardy Riley Crossings.  This immediate suburban domain in North Houston has proven to be a hot breeding ground for top developers rushing to develop Class A properties serving The Woodlands, SpringWoods Village and the +/-14,000 Exxon employees.

Trey Halberdier tells us the team will break ground next summer on a 150k SF Medical Office Building with pad sites for restaurants, convenience retail, banks and other corporate occupier uses. Like most of Halberdier’s ongoing developments, the new site is close to Exxon, the Hardy Toll Road and the new Grand Parkway.  Trey Halberdier tells us his firm now controls 75 acres within two miles of Exxon, with a planned build-out of 600k SF of mixed-use development.

Another prime HALBERDIER development gaining full steam is ENERGY Crossing North, a 288,000 SF Class A Office project breaking ground this August.  This project is literally across the I-45 at the entrance to Exxon.  Pre-leasing is now underway for select office users who want prime access to Exxon, Hardy Toll, Houston Bush Intercontinental Airport and I-45 N just south of The Woodlands.

The GRAND Hardy Riley Crossings is at the southeast corner of the Hardy Toll Road and Riley Fuzzel, 500 yards south of the Grand Parkway. Trey Halberdier tells us Riley Fuzzel is bulking up, with St. Luke’s, HEB and WalMart building there recently, and a number of master-planned residential communities including Toll Brothers.  People living in Spring Trails, Toll Brothers or Benders Landing, will exit Hardy Toll and drive past Halberdier’s site to get home. HALBERDIER Holdings also controls 40+ Acres on the southwest corner of the toll road and Riley Fuzzel and is determining highest and best use there.  Underground infrastructure currently underway.

“We are creating and executing first class assets to service the needs and wants of our North Houston, Spring and The Woodlands residents.  The burgeoning growth of the area is catching notice of larger private equity firms and reputable national corporate users for all our mixed-use projects.  Despite the uncertainty of oil prices in Houston, we remain extremely bullish on procuring more sites and preserving solid fundamentals and discipline in our execution.”
